|Lease Length Options||
Available lease terms: 7-15 months. Price range based on lease length and specific move-in date.
|Month-to-month||Available at the end of the lease for an additional month-to-month fee, subject to the applicable terms and conditions of the lease.|
|Rent Payments||All payments of rent and utilities shall be made via recurring Automated Clearing House (ACH) debit.|
We are in the process of transitioning to a smoke-free community. All common areas are now completely smoke free, including the property grounds and vehicles on community grounds. Smoking is prohibited in the apartment home for all new leases. Existing residents will still be permitted to smoke within their apartment homes until the expiration of their current lease. The smoke-free transition process will be complete no later than May 1, 2015.
|Fees and Deposits|
|Non-refundable||Application fees are non-refundable.|
|Refundable||Security deposit (or holding fee) is refundable when certain criteria are met.|
|Lease Guarantors (Co-signers)|
|Income||Averages three (3) times the monthly rent. Verification may be requested, including pay stub, letter from an employer, most recent W-2, most recent tax return and/or certified verification from company accountant or bank.
|Criteria||Guarantors (co-signers) must meet the landlord's applicable resident selection criteria (including, but not limited to, meeting all applicable financial requirements).|
|Requirements||Renter’s insurance is required to live at our community, and residents are pre-approved through MultiFamily Insurance Partners. For quotes, visit MFIP's website or call 877.826.8203. Or, you can easily add coverage through our group policy and add the premium directly to your rent. Ask the team how we can help!
|Early Departure or Transfers|
|Military Service||Request at least 30 days notice for active military service personnel with PCS orders. See lease for additional requirements.|
|Coast-to-coast||Move to another Aimco community without breaking your lease. Available to residents in good standing after three months of residency who are moving more than 20 miles away. Security deposit and other fees may apply, and you must reapply and meet selection criteria.|
|Transfer a Lease|
|Roommates||Remaining and new leaseholders must qualify when a roommate (occupant) moves out before the lease ends. Fees will apply for new occupant application processing.|
|Subletting||Subletting of apartments homes is not permitted.|
